CORRECTING SOME MISCONCEPTIONS ON EXCHANGING

CORRECTING SOME MISCONCEPTIONS ON EXCHANGING

1. The fact is that "like-kind" simply means real property. You can "mix and match" any type of real property. Example: Sell a piece of raw land and acquire a multi-unit apartment building or sell a duplex and acquire a storage facility.

2. Many are still under the misconception that you need to find someone to "swap"-properties. The truth is that this has not been necessary in many years. You will sell your relinquished property and acquire your replacement property virtually the same as you would in a typical transaction.

3. Taxpayers often think that 1031 exchanges only work for big investors. The beauty of Section 1031 is its availability for all investors, large and small.

4. Some believe 1031 Exchanges are too complicated and are not worth it. Regardless of the amount of your gain, it benefits you to defer the capital gains and put those pre-tax dollars to work for you now.

The regulations require you to use a qualified Intermediary to facilitate your exchange. The Intermediary should be someone who specializes in exchanging and will make the transaction smooth and easy for you. Considering the benefits, Intermediary fees are surprisingly low.
